Step 1 - Today
This is the first step of our journey, at this meeting we will
go through your needs, desires and expectations and most
importantly, your budgets. You will tell us what you want and we will
be able to tell you if this is possible to achieve within your budget.
We will inspect any existing structure to assess the feasibility
of your preliminary thoughts and the most cost effective way of
turning them into reality.
From our discussions and inspection we will be able to make
recommendations as to what might be done and prepare building
concepts for your consideration, and a quotation.
Step 2 - Discussion of
concepts and quotation
Within 7 days of our initial meeting we will provide you with
concepts and a detailed written quotation. We will also meet with
you again to discuss the project.
The document we provide will:
- Contain building concept sketches
- Detail the scope of work quoted
- Detail any exclusions from the work quoted
- Contain a fixed price quote
- Confirm the construction period
All ONL quotes are valid for 30 days to give you sufficient time to
make a considered decision on such an important matter.
Step 3 - Acceptance of
quotation
Once you have accepted our quotation we will:
- Commence the preparation of the plans and specifications, this will take three weeks
- Prepare the formal contract which we will both sign
- Lodge plans and specifications for all relevant approvals
- Commence construction within 2 weeks of all final approvals
All ONL contracts are fixed price fixed term contracts.
Step 4 - Working together
during construction
During construction we will:
- Have weekly progress meetings with you, at which we will
discuss progress and any issues or concerns you may have
- Endeavour to keep any intrusion on your family routine to a
minimum, an extension or renovation is a large project and
some interruption or intrusion into your daily life is unavoidable
- Do our best to keep your home as clean as possible
- Ensure that the site and your house is safe at all times,
including periods when we may not be on site
- Listen to you and treat you as a valued partner and customer
- Respect your neighbours
- Deal with any issues that may arise during construction in a
professional and cooperative manner, and do our utmost to
achieve a satisfactory outcome for everyone
- Avoid surprises, the success of any partnership is founded on
full and frank communications between the partners. If issues
arise we will tell you
Step 5 - The building is almost completed
We will make an appointment with you to go through the works
to ensure that you are 100% happy with the work we have done
for you. We do this at this time because we still have tradesmen
on site and any minor rectifications which need to be done can
be completed without interfering with your day to day life after
handover and occupation. If any other matters, for which we are
liable, are discovered after you take occupation we will rectify them
as quickly as possible.
Step 6 - The building is complete
Prior to hand over we will thoroughly clean the works area and
any adjoining areas which have been impacted by the works. We
will clean and tidy the site externally and remove any rubbish. Any
surplus materials such as spare tiles or bricks will be left in a tidy
manner and if possible a safe place.
Step 7 - After Completion
Once we have completed the construction we don’t
forget about you.
We won’t delay if you have an issue. We are still there to help you if
you need us. If you have a questions no matter how minor call us.
Our undertaking to you is that we will promptly attend to any
warranty items requiring attention. When you contact us we will
give you a firm time to attend and provide an appropriate solution.
Step 8 - Enjoy
If there was an eighth step in the process it would be our personal
wish for you to have many years of enjoyment in the enhanced
residence that we have created through our partnership with you.
ONL doesn’t do much advertising, we rely on our happy clients
as our major referral source. We want every client to have happy
memories of ONL long after we have left the building site.
